I have generally ignored these 50% rule of thumb posts of late because they turn into holy wars with commentators that have generally never operated buildings or done any sort of detailed financial analysis.

The president stopped by numerous times while the worked was being commenced commenting on how nice everything was looking and how the work we were doing to our balcony addresses a problem that some of the balconies have, cracks in them.Fast forward to this month.

In this case, the cost of money is 4.5% and the cap rate is 6.62% so it does not.I also don't like this being a "C' neighborhood and only giving a 6.62 cap.The last comment is that I rarely find a property that doesn't need some work.
