I have dealt with every CAPEX project under the sun (foundation repair, roof replacement, sewer line and water line replacement, electrical overhaul, full cosmetic renovations of interior units etc.) and stuff you are not expecting or budgeting for is going to pop up.

You will also need to pay for another set of closing costs so make sure you factor that into your budget as well. 203k loans are tricky, not easy to pull off.

You should be able to find a nice small multi-family in Worcester county within your budget and it should cashflow nicely.

(I budgeted for this in my purchase price)So I see 2 options:1-replacing boiler and radiator:$59002-I thought of taking this opportunity to switch out the boiler only on first floor for a forced air unit, run the ductwork under first floor in basement, and use the first floor radiator upstairs. ( maybe I could sell the remaining ones on CL to recoup some money) I am waiting for an exact estimate but his first thought was in the area of $7000-$7500.
