Hey Eric,About 4 years ago SF passed a law requiring short-term rental Platforms to register all hosts and their rental property with the city, who'd be monitoring their compliance with these new short-term rental restrictions (must be renting primary residence of min 6 months out of the year; must rent primary residence/room in residence for max 90 days out of the year).

I would look into your area, I know of one (I have never used them to complete an STR purchase) that is called HOST Financial and they require 20% down.

For airbnb, they do not allow transfers, so we ask the current owner to add us or the new owner as a co-host to the listing to host the bookings.

They also may open it back up.The Nevada side of South Lake is Douglas County,NV and currently paused at 604 permits- they may open up.There is also the workaround which is co-host with the seller and use their existing permit if they had it as as airbnb prior though that would have to be a great relationship with your seller from the start.There is an argument for King's Beach, CA side- the prices got dinged when they paused permits so if you could make it work they will likely open back up at some point and you would be set to jet with your duplex/expansion/remodel finished in the downtime if you were inclined to do that type of value add.
