There was a recent proposed upzone as a result of the HALA process, largely near transit hubs, but even if you find a lot in the proposed rezone it seems too risky to trust that City Council is going to move forward with the rezone given the uproar over the U District rezone.

You want to always treat renters with respect, almost as guests in your home, which they really are, so if they made it far enough to pass ur other checks, and this is the only bump in signing, u can look like resonable guy, which starts the lease off on the right foot.

Great response from @Mike Cumbie, you can choose what form of value u are ok with receiving, but each may come with its own risk and reward.
