I have yet to have any trouble filling vacancies for my rentals, even in the winter. 

Title is backed up because of holidays so I'm not getting much help or advice there. 

It is HARD to find a new tenant in January here because we have harsh winters.

I own a couple businesses that do well in the summer, but leave me with time during the winter.

and it's $100 around the holidays.

and come back and redeem in summer, price should have appreciated some maybe putting a dent in the 9% fee, and we won't be selling in mid winter.  

The winters here are very mild (compared to the mid-west).

It is easy to rent out a nice home except things slow down during the winter months in kc in regards to rentals.

We are such the only potential tenants that despite my difficulties of getting past their cr*ppy automated outsourced TransUnion quiz they actually called us today (about a week-and-a-couple-days later) when they were closed for the holiday to finally ask if despite everything on my end if we'd still want to sign the lease lol. 

I am not sure about the cost in northern NJ but I'm sure you may know work done in the winter months will save you a few bucks.
