For now I simply wanted to share some data as we head into what could be a very active second half of 2024.This is a great time to buy an oceanfront condo. 

I'm currently 18 and still getting my feet under me as a Realtor.

I’m trying to find the best sources to be able to compare sellthrough rates across various markets throughout the county.

Question is what are the step by steps I need to do for finding out what work will be needed and how much it’s going to cost, etc. if for sure needs work. 

And if I do cold calling what time should I do it is it disrespectful to do it past 5:00 p.m..

100% what @Chris Mason said.But I'm just curious:  Why did you choose a NN lease and not a NNN lease?

Seems to me that for a time, everyone was able to make easy $$ from value-add, but many were not prepared for changing market conditions.

My main questions:Should I hire a general contractor to manage the entire renovation, or would it be better to hire specialized contractors for each part of the project (flooring, paint, HVAC, etc.)?
