TBH, I would start with something like Excel or some other free web based software while you get started.

A quick web search I found a dozen contractors, even more pm companies, and connected with realtors already with many more in the area.

I've had great success with 360 images and video, but it's still not the same as walking through at your own pace, opening cabinets, sensing the natural light, look over the fence at the neighbor's yard, listening for traffic or barking dogs, driving the neighborhood, etc.

You can find samples of quitclaim deeds recorded in your county on the web. 

Web 3 sir?

Not sure how it would work in UT but I live and rent in Milwaukee,WI and I have a section 8 tenant. my cities housing authority web site walks through the process. 

However, I built the web page for the listing because I wanted it to look like the Airbnb page to keep things consistent.  

Each state and sometimes even county/municipality has very different rules and laws governing this, its a very tangled web of understanding the nuance of how it works. 

And that’s a good idea I can still set everything up take pictures and see how much traffic I get I like that!
