I likely would not have done that flip without some dedicated training to give me some level of confidence… and dogged determination to not waste my $3K by taking no action.You should start building a resource library of books to read and CD’s / podcasts to listen to while you drive.

No one can do a better job objectively analyzing the similarities and differences in your units and the market as a whole- as you can.Rent-o-meter is living 18-24 months in the past in my market... in this "balls to the wall market" that is a HUGE discrepancy. 

If so did you pull permits before work was done and did you have to leave the shower wall open for inspector to come by to approve before you could seal it up?

Wait till you are a few weeks out before marketing so you don't waste tenants or your time. 

Most new investors don't need to prioritize building a relationship with either of these professionals at the start and actually shouldn't because they could be wasting time.
