If the water bill is $100 a month, increase the price by 20% (or whatever you decide is fair) to compensate you for the time required to split and bill and to cover additional use when tenants squander the utility.

I would say that is true pretty much across all markets, but multifamily has been over priced for quite some time, and even so-so deals are usually snatched up pretty quickly.

I like New Port Richey because it's a buyer's market for land and there are land use overlays that allow for rezoning for multifamily at lower density if you get about a half acre. same appreciation, better cash flow, lower basis because you build it with a team not buying full market price

BP needs to develop AI and use Jay answer as the most "trustable" and "genuine" answer without any string attached.I still remember to this day Jay advice to buy the house that's on median price for that local.

I have a few of my higher priced ones in my personal name because you can have up to 10 conventional in your personal name and they have typically have lower rates, so might as well save them for the bigger ones.The majority are in LLC's.
