Unique homes on unique properties.

I know absolutely nothing about the commercial lending space, and am already googling my way through that one, but I'm in a not so unique position of not knowing what I don't know so...

Suffice to say, the analogy is doing a paint job on a unique car - but leaving the mechanicals in place without addressing reliability.

There's no cream to pay someone to do simple work and you'll have a lot more say in tenant selection and ongoing maintenance and repair situations.   

Hey @Eddie Ibrahim this is a unique question that probably requires more than quick answers.

It boasts a unique set of historical buildings, beautiful beaches, and many wonderful restaurants.

We are not doing 10 flips at a time so we can work on a somewhat unique for each property approach.As far as having mood boards, we have done that when we find a style that works so we know where we found what and can recreate the look easily.As far as hiring a designer, I would say unless you are doing a lot of properties, you can better spend that money elsewhere.

I may consider a traditional value add with a select few sponsors.  

I realize its a newer concept and may not be in all markets, but the thought there would be to have the guest go there and give them a unique code to grab the key.
