Purchase price: $10,000 Cash invested: $6,000 Two story single family home. 4 bedrooms, 2 bath, in Ottumwa Iowa.

@Sole Angel  Generally speaking the two year work history is only required when buying an owner occupied property.

It’s a large two story, we are currently replacing the roof.

So I just have real estate tax, landlord insurance ($200 a year) and HOA dues as expenses on those two (plus the occasional repair).

Hi Hillary, I would call some of the local credit unions as well as one or two larger banks to get an idea of what everyone is offering for owner occupied HELOCs and what LTV (loan to value) each is given.
