They be able to offer you a VA IRRRL (Interest Rate Reduction Refinance Loan) which may lower your monthly payment.

It already has tenant in it, but wanted to offer less because its 2/1 and not a 3/1 like most of the ones I am looking for.

I interviewed at 1  KW office already and they definitely have a lot to offer. 

If those two possibilities aren’t an option you may need to offer with a 203k.

The city does have its rough patches, but to offer such an absolute statement and insinuating the entirety of the city is a "warzone" is just incorrect.

I would just keep a pulse on your market and competition and continue to offer an equal or better product at an equal or slightly lower rent.
