IMO the analytical framework for bringing all of these elements together to calculate your returns is IRR (can google it) ... running some scenarios through IRR calculations will help you see how things can pan out in the long haul.

If you are concern of a tenant putting hot pans on the counter top, then some sort of quartz or granite is the way to go. 

I see owners who rarely if ever set foot in the property and then wonder why they sit on the market longer than others....because they are dirty, lawn not mowed, yard full of weeds, broken down fence, missing screens, stained toilet seats, and on and on.

It looked good at first blush, but as we settled in, we kept finding filth everywhere - behind the toilets, under cabinets, etc.

However, all they really did was install a raised platform and routed the toilet into the stack above ground.

It never pans out to be a good investment.

Leak wasn’t a gusher, just a few little drops every 8-9 mins… Also is the toilet wax ring/bolts/supply line replacement- which was not due to misuse or abuse or damages, just age-the responsibility of the moved-out tenant to pay (taken out of security deposit)?
