This article lists alternatives that are fresher than Mint, and I'll list them here.I love to get other people's opinions and thoughts.

It’s difficult to find clearly explained info on the federal sites, and I thought the website did a nice job breaking down the federal laws in a practical way. 

All you need as proof of that is to write a well-thought offer and have proof of funds to back it up.From what you say, I can't tell if you are a real estate agent, but if not, my next advice would be to work with an agent to represent you and advocate for you during the transaction. 

I hope that made sense, I have a hard time verbalizing my thoughts on the matter.

I thought I should go ahead and introduce myself and say hello to this community from Matthews, NC (Charlotte), looks like there are quite a few members here in the local area. 

I have prepared "Profit and Loss By Month Statement", "Occupancy and Revenue per unit per month", and a written down brief history of the property.

You have the typical family oriented neighborhoods, Business districts, Amenity area like Busch Gardens, Wet & Wild, Raymond James Stadium which can bring in a good STR for games, and vacationers in general.I am open for discussion if you want to talk Tampa or help offer some neighborhoods for thought.
