My guess is the work needed to get it up and running properly, will be significantly more than the purchase price.

I never thought I'd have to factor in the potential of a NEIGHBOR being the problem instead of a tenant, but I guess that's the beauty of landlording.  

I guess it's too early to know about occupancy, since we're in the low season and you just got started.

I guess I was more or less looking to offset costs more than run a business, at this point anyway.

I'm guessing it's most likely a D-class if it's $45k in ture tunrkey condition.

I guess it’s hard to ask opinions if others aren’t familiar with area.

I'm guessing the owner doesn't often check in on the property so it may take some time to hear from them, but it's another good way of connecting with them. 

Meh I dunno I just look at all of the apartment complexes in East Liberty that are ~50% vacant still, I would think more developers (or rather investors I guess) would be pumping their brakes on dumping more money into what amounts to more luxury rental units.The Esplanade looks neat but is years away - maybe Manchester will finally get the revamp people have been talking about for years because of it.A lot of these projects just seem like long term appreciation bets and I accept that many people live and die in that space... it's just beyond my wallet and risk profileNice list though, thanks for sharing!
