I am buying newer properties, built since 2000, so I'm moving up more than a century.

We have insulated higher that the standards for new built houses, as heat costs rise, this move pays more and more.We look at what other owners are charging for rent via Craigslist, Zillow, Rentometer and Rentcast, and always look at HUDuser.org for the HUD Median rents. 

The transaction time is so compressed that it strongly favors those who can quickly and accurately analyze a property and the work needed, as well as having a team in place.

The good thing is that it’s not busy after working hours or in the morning when most future tenants will be there after I move out of my side.

You pay $100 for something worth $100, all you have done is move money from the cash/equivalents portion of your balance sheet to the 'other asset' category.
