My bigger concern is whether you have the reserve or financial ability to sustain a large hit.

Private money doesn't fall in your lap from making a social media post or mass texting, you find it from building sustainable, trusting relationships.

Generalization or not, people in non-Western countries don't often pick up after their animal because they tend to live in a manner that most Westerners would consider uncouth if not outright filthy.

Sit out the market for 6-12 months since the market is uncertain and a downturn might be coming shortly (may be able to do more with the money I have if I wait it out)My goal is to use the capital I have in the most efficient manner possible, but I am just not sure where I should be focusing my efforts and I am open to input from more experienced investors.

Given that, the best thing you can do in my opinion is to really educate yourself on how rental properties (in your case) profit (there's 5 ways they profit, spoiler alert) and understanding in more depth how those income streams happen and are sustainable.

It would also be generally hard to sustain a business where you are only available a few months a year to really focus.

I didn’t think LL could sustain that kind of loss every time there is a turn over.
