(A)A development application with a proposed building or parking area that encroaches on the 100-year floodplain may be approved if the encroachment is:(1)a parking area that is smaller than 5,000 square feet or an unoccupied structure that has an area of less than 1,000 square feet, and the director determines that the proposed development:(a)will not have an adverse effect on the 100-year floodplain or surrounding properties; and(b)otherwise complies with the requirements of this title;

With it being a hot and competitive market here in Atlanta and most surrounding areas you have to get creative and do a lot of cold calling to get good deal that most investors are looking for.

I am currently in the "Save and fix your credit" phase, but I am actually looking to move to the Tampa/St.Pete area myself and plan on utilizing the FHA 203k loan as well so I have researched a couple of contractors who are familiar with the 203k loan and the processes surrounding it. 

Renovations will include LVT flooring, new carpet on the second floor of the units, refinished cabinetry, stone countertops, sink/faucet combo, and bathroom upgrades including a new vanity, light bar, mirror, shower/bath fixtures and tub surround.

We are looking to invest in Nashville or the surrounding area rental properties (long term rentals) The objective is to hold and create cash flow.  

There is no good branding surrounding an illegal enterprise.

My market would be in the surrounding Denver/Aurora area, I plan on using extra money from this job to help me get started.

I have been researching tax foreclosures in my area and also surrounding areas, looking for decent properties that may be listed in tax foreclosure but don't have a date set yet.

This would be logical since Eagle Rock has more pools per capita than the surrounding neighborhoods.

Something to keep in mind if you are looking in the Denver metro area and going the Airbnb route, the majority of surrounding cities (including Denver) will only allow STR if you it is your primary residence.
