Normally, I would expect to see all units prior to writing an offer and that is still what I recommend; however, my client chose to proceed without seeing the other units when prompted; presumably because the building was so new.First lesson: do your best to see all units before writing an offer. 

My recommendation would be to use that loan to do a BRRRR in a Midwest market, instead of using it as a down payment.

@Amber StoutIf they do not reduce the money supply they may need to increase rates vs decrease them as we are heading in this quarter where last year MoM inflation was very low so by end of June/July inflation being closer to 4 could be a possibility….

At this point, I would recommend having a line of credit to cover these things so you don't have money sitting in the bank doing nothing when it could be put to work.I have 33 units, no debt except for mortgages, and excellent income.

I recommend you slap 2 Section 8 tenants in there, or drop your list price till it sells As-Is.
