However that begs the question if a house hacker buys with FHA knowing that 2-3 years down the line they plan to use it as investment property are they not committing in essence the same fraud you are warning me about?

It happens.The trick is to have enough irons in the fire that you will be able to buy some of the properties.A warning, in case you have not seen this on any of my other posts:  Even though you have a tax deed, the former owner might STILL have redemption rights.

Side Note: I'm not trying to time the market perfecty, BUT it sure seems very possible that by next summer we could be in a recession (there seem to be a lot of warning signs, inverted yeild curve, etc.) so I want to be prepared financailly to take advantage. 

Very few of us were warning of this in 2021 and 2022….we were mostly ridiculed and mocked.

When it came down to negotiation, I could have been a little closer on my numbers and a little more stern with the sellers when it came to the cash offer.

The IRS has made inquiries about my returns a couple of times, each time the CPA has sent them a stern letter in return and taken care of things.

I also send out warnings in a month when the electricity is higher than expected for a particular month even when not close to allowance limit.
