Cosmetics like carpets, paint may get through with a bank but anything major including foundation, roof wont qualify for a straight conventional from a bank.

All new appliances, new bathroom, new roof, new A/C unit, etc.

We haven't done an inspection but can already see that it will need a lot of work (external - roof, frame, etc and internal).

It needs a new roof and HAVAC for both units on top of the cosmetic things so I'm guessing 40k total for a 1800 sq ft duplex.

Fast forward to a hastily completed job that did not fully meet the requirements and caused additional problems/work for the buyer (me) to remediate, and a seller unable/unwilling to complete the agreed-upon work within the confines of the Purchase and Sale Agreement terms, or provide appropriate credits for outstanding work. 2.The offer on this home was based on four major items being completed (we have in writing from listing broker): new roof, crawlspace insulation, attic insulation, french drain/sump pump.

I am all in on all electric and as soon as the roof tiles come out I am reroofing my peronsal resi.. its only about 60k... then I will be self sufficient even here in gloomy gus Orygun

This seems like it could be a potential cause of conflict: if I own one side of a duplex, what if a shared part of the structure (the roof, for example) needs to be replaced, and the owner of the other side doesn't agree?  

AC, heat, roof leak etc...

The roof was in decent shape etc.  

The floors have been redone, the roof has been replaced, and I am getting the ceiling done next week.
