And I heard it's easy to have vacancies because of the level of supply. 

We want someone to take the responsibility for maintenance, emergency plumbing calls, guest problems, pest control, stocking guest supplies and management of the people who do lawn care, plowing, housekeeping, etc. off our hands. 

Our contract clearly spells out that we will only install products that we procure and supply.4) The way we do it - we have a disclaimer in our contract that expressly spells out that we will sometimes over-order, and leftover materials belong to us.

I can't tell you how many times people told me, "If you find a smoking deal, please let me know." 

If your gauge remains steady then the problem in on the supply side.

My job will never supply the life and lifestyle that I want me and my kids to have !!

Supply will continue to be very scarce and the previous bubble was created was due to relaxed lending practices and over-speculation which led to foreclosures.

If someone commits fraud, you can go after them in court, but these days, unless you can supply proof that they intentionally deceived you, it's unlikely you're going to win.

When you look at this from the supply side, this obviously does not bode well for the area.
