I can’t remember the ridiculous numbers exactly but it built a 16-17 story building in just a couple weeks or less.As a very forward preparing GC, we are getting ready and prepared to be sensor installers (plumbing pipes, wood rot detection, foundation shift, etc etc.).

It is in need of quite a bit of cosmetic work inside, but I don't want to do the work around the tenant, and I don't want to lose him, he is very good.Fortunately, he is going away for 3 weeks so I can complete the work while he's away.

I plan to get in touch with a CPA and attorney in the coming weeks, will likely set up an LLC to have more legal protections vs holding it all in our own personal names.

When I am seeking lenders that hold their own paper I (1) go to the local REIA and find out who partners and lends privately, but that will take some time building relationships (2) go to smaller more localized banks, not mortgage lenders or brokers as they by definition are selling their loans.I have also found that if you go to banks in smaller markets outside of the metro, where there is only one or two offices that you often deal directly with the bank president and can make some great loans and connections.And I just posted this on another question - but go to local REIA meetings, meetups and the like, talk to people, vendors and build relationships and you will be able to get some great referrals - just like here at BP, only live and face to face - I think there is even a live BP meeting in Waldo this week

Went to see a property a few weeks ago that had "minor" repairs per listing realtor that had major foundation issues (cracks everywhere inside and out)...

I’d recommend using the credit cards at least minimally, say for gas and or groceries, and pay them off every month (or every week) to show activity.
