One tenant passively hinted at taking legal actions if their requirements were not fulfilled.

However I believe that people are less likely to help you if your not taking action, and in wholesaling that means sending out marketing!

I met my current business partners at a local BP meetup that they organized.Don’t wait to take action.

I would take the time to understand the complaints and look hard at the tenants  - would I want my family to live next to the tenants and their pets - and take action from there.  

However, I see moving the cost of dead beat tenants to the landlord as another symptom of our society divorcing individual consequences from individual actions.  

Prove that you are competent in the evaluation and the actions needed to turn the property around and it may be hard, but I believe you can find the money.

i agree with all other posts @Michael Germinariosounds like you did everything properly no more action needed on your part,unless they call back then answer the phone and get them to communicate by emailgood luck

More knowledge and inspired action based on the knowledge here on BP is a winning combination.

I've found out that they are very sensitive when it comes to flagging(deleting) posts that look like spam.  

The key is to have something of value that will force them to take action.
