I am looking for a list of towns that have a selection of multi-family properties near the coast.

Challenging location, you have a lot going on in that spot.

With the nicer weather, tons of people are out and about now - just not in the bars and restaurants, but rather outdoors in public spots.

Right now I'm doing my homework and brushing up on the different neighborhoods, researching a few properties and trying to get a handle on spotting good "deals".

This combined with the $100k overpayment puts you in a tough spot, especially after you factor in costs.If the numbers work for your situation and you are willing to take the loss then selling no w may be the way to go (how much time will it take to recover the loss by getting into other properties?).
