You may have to "season" the property for 6 months before a conventional bank will lend to you based on the appraised value.

I would also suggest that you check out the local real estate investor groups, both Northwest REIA and Rarebird hold monthly meetings attended by may seasoned investors, along with all levels of investors.Good Luck.
