Summer was still very busy and no we're seeing a normalized winter season ahead. 

They were projecting $299-350 / night during our peak season. 

And the seasoning  requirement? 

We've mainly purchased towards the end of the "season" in late fall/ early winter and offered 20% down, quick closes, waived inspections, etc. 

If all turnkeys operate similarly, I would stay away from it until I'm a more seasoned investor.

It's also important to work with a seasoned Realtor who has experience working with investors and has good relationships with other agents who represent a lot of sellers. 

Don't forget you will need "seasoning" for your cash-out refi. 

If you are prepared to perform a proper update, advise the tenant they will need to vacate, and be flexible and reasonable with time allowed to do so 60 - 90 days, or depending on local weather "seasons" possibly longer.
