In MD redemption period usually lasts 6 months after the County's Tax Sale Date and the lien holder has 2 years from the sale to initiate a foreclosure proceeding (do your own due diligence with this and do not take my word for it)!

I wonder what I should do to follow up on this investment.I am thinking to:1. build a spreadsheet to track timelines for each lien; Timelines for subsequent taxes, redemption period and expiration date.2. create a financial model to track investment return for each lien and/or this investment;3. tour the properties I won liens on some time this year in order to decide next step for holding/dumping strategy.Please suggest anything else I need to pay attention to.Thanks,Emma

Century 21 has really good training for newbie agents.. they learn and get the basic skills before they meet with someone who is going to show them how to do a deal..I agree with Bill before someone is mentored ( or I would call your mentoring an advanced course) they should have the grasp of the basics and the ability to execute.Meeting some stranger on line and offering to help them seems like internet dating to me.
