Living in the downtown area, there are so many houses/duplexes that you can tell investors have just let go over time, and must have been satisfied with receiving lower rents.

I have recently received some real estate investment training and they have been telling us in class that to satisfy hard money lenders, all we have to do is to submit an app, get approved and print off the proof of funds letter to show we have available funds for the transaction. 

If it is paid satisfied then it stays on usually seven years from the date of initial judgment entry.

Don't make your policy too onerous on the dog owner, but make it thorough enough to satisfy your need.
