In other areas, even if they are not, title companies and the like have access to closed transactions.

I know that investors often times have access to the "off market" or "pocket" deals before they are posted on the MLS. 

It felt pretty solid, but later when my home inspector (not a pest inspector) probed with a pocket knife, he was able to dig out a little bit of wood.I looked for mud tunnels on the outside of the foundation and in accessible areas of the garage and basement.

There was only one property I kicked myself for since i still think I could have made good money on but the person that bought it put it back up for sale and is still sitting on the property two years later.If you have or have access to capital I would say go for it but if you can't pay whatever your bid is in cash I don't think you would be able to be successful.

We have access to great deals and have experience in the construction field.

Is there any way to get around all of the extra fees and restrictions and paperwork to make this a smooth transaction.

However, it was nice to have access to the MLS.  

All the title company is doing is accessing public information.
