Be aware that some have HOAs, which isn't necessarily a bad thing because they will take care of a lot of the maintenance around the place.

@Elton Tate Agents are required by their board to change the status within 1-3 days, but many push that as it's not really watched.We don't recommend offering asking price.

But carrying on like I said I would have about 10-20k depending on closing costs in reserves and have another bank account with back up back up but I really do not want to touch that, with that being still said I am not adding to capex, maintenance, or vacancy every month even though I probably should.

I'm also surprised they aren't requiring both LLC members (owners) to personally guarantee the loan.BRRRR's can work with any interest rate, obviously harder to see good cash-flow right off the bat with rates where they are BUT in the foreseeable future you could refinance to a lower rate.
