Our average tenant stays 12.5 years, which reduces vacancy (an underappreciated factor) and fixup costs to re-rent properties. 

Over the last year he has slowly slid to consistently being 2-3 months behind on his rent.

Currently we have a 78 year old property manager who makes 10% of the rent for doing everying....He is adverse to technology so sharing the work load with him through turbo tenant usage is not possible.
