I may be a bit conservative on the repair costs, however this particular property needs some mold remediation (basement), kitchen and bath updates and standard paint/carpet.

Must be that paint covered, lumber carrying look I've taken on for the last two months...lol.So I'm gonna spend some time just hanging out with my family...take it easy for a bit....while I shop for the next project.

If they find the dreaded paint chips or flaking paint, it can push you back a week or two for testing.I personally prefer the tenants that Section 8 pays all their rent.

They kept "picking" people at random from the group, ok I gotta paint this picture for you - the people who answered the ad to work in real estate (like me) were wearing one of those sticky name tags you buy for $5 at Staples, the "PROFESSIONALs" were wearing Nouveau Riche gold name tags.

At first glance one can't help but think investors have purchased these houses, slap white paint on the walls and get them listed for rent as quickly as possible.I can't help but wonder if updating such a dated house would help it rent faster since it looks newer inside.

Any experience with "restore".Specifically concerned about some mixed reviews:seems to get 5star or 1star depending on if it peels a year later.Looking to paint steps that have a bunch of little cracks and damage from being covered in outdoor carpet.Also looking to facelift a patio area with patched (previously cracked) cement.I generally like to make thinks look nice, but need to go with the clean/paint ratger than replace motto so I can save $$.
