It's a tough State to foreclose in and you'll have several regulatory hurdles to clear in order to do business there.

If the numbers support $55-$60 /sf than that's the offer I would submit.

Portfolio loan = In house loan = Bank uses it's own money.You could probably get better rates, assuming good credit, appraisal supports price etc.

And it's probably the route that I would recommend since it can take several years for a new agent to build up enough income to support a family.

Add to the fact that there isn't a feeling of competition (unhealthy, withholding facts) on the site, but one of total support/cooperation and a given person's honest opinion on how they see your deal or question.It certainly benefits to read everyone's reply to see if you may be thinking wrong and missing an opportunity!

Hey @Lisa K. sounds like you've gotten lots of support from people local to the area already.

You may be making yourself problems by upping the number of students if the rest of the house doesn't support the use.
