So in his mind you need to put high end finishes in a duplex versus basic finishes in a detached single family, but then this becomes an apples to oranges comparison.The only real way to know is to have plans drawn up and get actual bids based on those plans.

Hello Everyone,I have some experience with real estate investing, mainly house flipping here in the Bay Area, CA.

Sometimes even $90k+ Sites I've considered and talked to/done business with: 1. https://logicalpm.com/ -- This is my property management group.

Not to mention our existing airbnb arbitrage portfolio ; I say all this because, for me.. rental arbitrage was a stepping stone to building a business in real estate.

The insurance market is very tight right now especially on older buildings.Many carriers who have policies on the books will not accept those same properties as "new business" or if they do the rates are 2x-10x what the current policy premium is. 

Unfortunately, there are no real population centers (over 100k people) within 2 hours of where I am.  

I'm just looking for some real world reviews before I sign the dotted line.
