It depends ;)We discussed it for each client that would have bonus depreciation, and generally it fell into a few different camps:1) We always extend anyways, so we don't care if we wait2) We normally file on time, and the amount of bonus depreciation difference is relatively immaterial, so let's not waste time and fees to extend and have to provide estimates to members - typically this was with less than a few hundred thousand of bonus3) We have too many investors, we aren't going to delay them, we'll file with the 80%4) The bonus depreciation is material enough to us that it is worth it to us to wait.

After the low rates started to increase when the FEDs pushed to raise them the inventory went up significantly (in January 2022 there were active listings on the MLS of 40-45 listings, now if you look 160-170 listings).

As for house-hacking an existing quad, only putting 5% down in this high interest rate environment will almost certainly mean you won't be "living for free" as is the point of house hacking.

I have been in talks with a GC in Georgia and his method of building is: He builds everything at costs and doesn't include any markup or fees, he oversees everything, I only supply funding, and we split 50/50 the profits after paying back the bank and all other associated fees.Since I am only supplying the funding for the deal, is there a way I can structure doing this so that this is considered passive income for myself since I won't be involved with the construction or overseeing the project?

You could do an 80% LTV cash out on a DSCR loan, however you will need to be able to debt service at the higher loan amount and rate to qualify.
