With rents rising as rapidly as they have in both Sacramento and Stockton, there must be some displacement going on (especially at the lower income levels) and maybe calls for rent control in those areas?

It is close to Coe College which could be a draw for students to rent, but I've heard that SE Cedar Rapids can be tricky at times.Does anyone invest in this area or have any thoughts on this area of Cedar Rapids?

When we recruit here at BiggerPockets, I usually make no more than a minor mental note of folks - where they went to school and what they studied is far less important to me than whether they have relevant job experience and convince me of their ability to rapidly develop the related new skills they'll need to work here.

As an agent, I look at the MLS and study the ratio of sold properties to available properties in 100k increments. 100k-200k 200k-300k etc.
