How can I make my offer more attractive, yes HML can close quick(er) but still viewed as "financing" vs.

All cash can close quicker depending on length of DD period.Multifamily it depends on a host of factors on how large the building is, all cash versus finance, assuming a loan with a bunch of red tape etc., negotiating a bunch of junior liens (short sale)...The length can be 90 days to 6 months in some cases.

I probably could filled them quicker but I like to take my time turning my units.

residential is way more simpler, cheaper, and quicker. its like selling a ford pickup as opposed to a semi truck.
