So when we're moving into this new area, I'd like to eventually break into new builds, and in order to do that effectively from the start, I'm planning to sub out quite a bit of the work.So, my question is: How can you tell you've found a quality sub?

One thing I am doing since this is a long term investment is that all homes must be in A+ condition, vinyl siding, shingle roof, with all appliances and move in ready, I don't want lots of repairs to start off, so I pay a little more for quality and everything is bought with cash.

Probably attract a lower quality tennat.

The construction quality is not the same.

John, thanks for edifying me on the dangers of rentals that were converted which, I assume, is not of the same quality as a rental built for multifamily. 

Are their listings detailed with good quality photos?

Or as we ONLY do: rent to own, then seller finance after 12 months to top quality families.

On the second issue, I understand that manufactured homes are often of higher build quality than ones built on-site.   

I would have some serious concerns about the construction quality as well as whether or not permits were pulled.

If they did that, I could take the money saved and put it into the MH making it a nicer home attracting a higher quality tenant for them.
