@Nathan Smith If you can join and are willing to join then a four year commitment in the military gets you not only a VA Loan but also a GI Bill.

I'll toss out an unconventional idea that no one else here would suggest, and I'll preface it by saying, you have to commit to the process.

Have your inspector ready to go and commit to a 5-7 day inspection.

Get with local wholesaler who is doing volume and commit to JV'ing your first few deals with them.

A response like 'interesting idea" or 'something to think about' is not a commitment, lets them know you heard them, then go on to a different subject.

Now, he's an apartment guy, I'd strongly suggest single family homes for you.... there's tons of advantages.Another point....as Joe said, don't make a calendar commitment date, make a financial commitment goal.Don't know your market in Cape Girardeau, but I could argue just to stay there.

Also hard stuff mixed drinks much more prevalent in some areas.. but CA was more like France or Italy you had wine with every meal every day of the year and sometimes to much wine.
