Background: I was always interested in accumulating wealth at a young age, but fell victim to the cookie cutter mentality of 1) go to college 2) get a good job 3) and die.

Forget about grants, they practically do not exist for investing.Once you have some basic knowledge of how it all works and start getting to know people who are doing what you understand and decide for yourself that you want to do, then you are ready to start. 

Does anybody have any practical experience with this?

Likely a small SFR for my brother to live in while at college just to get a feel for the buying and PM process.

I could honestly do all but about 20k of the work myself as I live in one side for a year.On top of that, the listing agent knows the bank president personally, and has practically begged us every day for the past few weeks to put in an offer, ANY OFFER.So I did.

I've been researching and trying to get in to real estate investing since I was a freshman in college in 2005-06.

I'd like to be able to pay for their college with cash flow so I'm in it for the long haul, the kids are all under 3 right now.
