If you can get a flow of wholesale deals than you have the power to pick and chose what you do.

The only real obstacle i think is education, a lot of real estate opportunities require specific knowledge or powers that require licensure.

I found a distressed property for sale.The owner is in a nursing home and the daughter that has power of attorney wants to sell the property and put the money in the owner’s estate.

Thanks @Brianna Schmidt for the mention.Garth,1) renegotiate the deal - get it for $3K instead and mention the liens as leverage (mention $2K as starting point and then go no more than $3K)2) once you have it under contract, get Power of Attorney from seller so you can negotiate with the lien holders in his behalf3) negotiate with the lien holders (the 8 liens totaling $3K).

Biggest challenge was that initially the home did not have main power connected from city.

And when rates were recently so low, everyone had the purchasing power to just get that second one so this gets glossed over.
