(I bought it 3 years ago)I'm trying to see how long in the future I will need to do another gut renovation, so I can start saving up some money toward it.Things are in pretty good shape.

I want to move to a single family (maybe build the house) but I don't have a ton of money saved (only 15k) because most of my money has been going into fixing it up.

I'd like to free up some cash so that I'm ready to close on the next great real estate deal that I track down. 

I am familiar with the step-up rate, and I honestly think she will be selling for very little if any more than what it's currently worth when she took possession of it this year. 

I try not to add my opinions too strongly to these threads when they come up, but a lot of the opinions here have made me feel that a different viewpoint is warranted.
