When people mean by bringing cash to the closing is that you must have funds to close -- whether they be from your own pocket or someone else's pocket.

Some lenders have limits on the maximum loan amount of a fixed second mortgage or HELOC between $250-500k although many have unlimited cash in hand but still based on the loan to value.

People like walk out basements, trees, water, boulders, views or lack of view.  

The data help with the science part, but the art comes from your design vision and connections with people in market who can give you information about the areas where you are interested in investing.I have used a lot of tools, and right now I am using AirDNA and BNBCalc to get different data driven views on properties.

I know many people that have been unable to rebuild after the 2020 California August lightning fires because they were only insured for about 1/2 or less of the actual replacement value.
