No issues.If the seller's property isn't free and clear, use a Sub-To and obtain title.You can have issues having a lease-option with repairs or rehab required as you'd need the owner's consent and willingness to work with you, a lease doesn't give you owner's rights to encumber a property by contractors or material suppliers, at least cleanly nor might you be able to obtain permits and insurance coverage may be more difficult.....so get title.Stay out of jail and don't get creative in financing without expert, (non-guru) advise.

My humble opinion after being on BP a bit and reading a lot of material:If you have1) Good common sense.2) The ability to read and absorb material.3) Are self motivated.4) Have decent math skills.Then you don't need a guru or class or best techniques training.

yes get a labor price and material most people that do deck can give you a sq foot price if you get the supplies your self you will take some of the mark up  on the deck and just be paying for labor only if you are not afraid to take the debris away your self you can save some more. by doing this you can save about 20%that 1400 not bad for one day all you did was order the supples and have it deliver to the job site and at the end of the job remove the debris your self .

Well all of you are getting into pretty sharp detail about all this and honestly I'm struggling with a couple things. 1) I didn't see any end to a post that dictated anything with clarity in terms of making a purchase decision so it all seemed rather academic in nature, which is great but even with 2 degrees, about 10 minutes of that required a break from the material. 2) The discussion seemed to chase a lot of "what if" scenarios with expectations that current trends in recovering markets would be linear in that the heat will keep coming and something has to keep rising, either rents, price, rates etc.So, I may have a very different vantage point being here in the middle of the country, nearly all the posts were from either east or west coasts.
