My Average electric after already converting to LED outdoor and security lights is only $25 on a 4 pled and my Tenants Bills come in under $400 so Buying panels to make $425 per month.

We're so close to everything outdoors, there's an influx of people, most of them younger, the downtown and the northeast part of town have all sorts of developments coming in and we're still relatively -- relatively -- affordable and can find properties that work well for medium-term rentals (and long-term rentals, if long-term holding and appreciation are more your play.)

I personally think you are borrowing trouble by entertaining acceptance of this applicant. 

It was a great investment with easy cash flow so I never thought I would want to sell it, but I decided to entertain the idea and really think about ALL my options.

We can enjoy Atlanta (2 Hours away), and Nashville (3 Hours), Destin (4 hours), Chattanooga (2 hours), New Orleans (5 hours).Birmingham has an excellent food scene with many award winning restaurants, great breweries, a thriving downtown, beautiful parks and nature areas, and concerts/entertainment.
