Drive through East Memphis from Highland to Kirby through the Walnut Grove/White Station/Walnut Grove corridor, those are your good contractors and they have no desire to work in our space.I will obtaining a license to do work for other individuals next year as I realize the need for trustworthy individuals who will understand their are profits to be made in this space with good work, loyalty, honesty and transparency.

And since I purchase duplexes for cash flow, I don't mind paying PMI for being under 20% equity -- the main goal is to obtain properties with lowest down payment as possible that will cover the mortgage and expenses.

Hi Aaron,I think you will find it hard to find something like that here.I do know that WF has an unsecured LOC for a max of $50k per SSN but the rate is in the mid to high teens but I have heard people talk of lower rates.I know that some people have obtained secured LOCs with some community banks like Chino Commercial Bank.Good luck and let me know if you find something.Cheers!
