A mortgage broker will not waste their time unless they have no business going on and are looking to hit a miracle.

You also have the option of paying NO capital gains if you sell it within 5 years after move out.

First, it makes it a lot more difficult to get a loan on the deal (most lenders require that they be in first-position lien with no second-position lien), and second, it increases your leverage and, therefore, the risk of the deal.

I'm interest in attached 20'-22' wide 3 bed 2 bath 1 car attached two story. that's what we build in columbus as a single family and it performs very well as a higher density suburban style in Miami

My GC's have been ok, but they know they are getting paid no matter what happens with the rest of the deal, and I like the idea of sharing that risk and responsibility with the person doing the work.
