Obviously supply and demand makes that part of the city by far the most expensive. ( by the stadium and discovery place )     Moving on, There seems to be a ton of different neighborhoods throughout charlotte (similar to Philadelphia and I'm sure many other main cities) and all of these neighborhoods varied a bit (naturally).

Lump-sum buyouts can be extremely useful, but as is the nature of such deals, you will get less money than you would from monthly payments over the term of the agreement.

I want to rent the log cabin out, turn the store into a duplex style house ( 10 year old building that looks brand new), and almost rent out another building that was converted into a house next to ball fields.In our area ball fields are worthless, there's no cash flow anymore like we have in the early 2000's, so I would like to build another 4-5 fourplexes or something in that nature.

Naturally I started small, I started out buying cheap houses then as my skill set increased and subsequently my bank account grew I moved onto nicer houses and bigger multifamily buildings etc...Currently at this stage of my investment career buying houses doesn't excite me much anymore.
