Hi BiggerPockets Community,I'm having trouble managing mortgage payments for my rental duplex property and could use some advice from those who have dealt with similar situations.Background:The mortgage for our rental duplex is in my and my wife's names.Our LLC holds the property deed via a quitclaim.We set up a business checking account for the LLC to receive rent payments and manage property expenses.The Problem:The bank requires that mortgage payments be made from an account in my and my wife's names, not from the LLC's business account.

For example, Pennsylvania Department of Revenue takes the position that transferring a property from your personal name to an LLC (vice versa) triggers realty transfer taxes.

Hi guys, I am self employed with no proof of W2s, i make a living buying cars at dealer auctions and leaving them on a local used car lot on consignment, I have $30k liquid and around $90k tied up in my current vehicles, usually my  vehicle inventory is sub 11, I want to get into the real estate game but in my situation im guessing its hard to get a good deal in getting a loan, I am single, no debt or responsibilities , ideally i would like to start with a single family home but in the current market so high i would even consider condos/town homes.

It is true that some lenders might look at your returns differently and most of the time we, as investors, stick to smaller, more local banks to get flexible lending. 

If you plan to expand your portfolio, starting with a 4-plex might provide a stronger foundation for future investments.It's also worth consulting with a local real estate agent or financial advisor who specializes in investment properties to get personalized advice based on your financial situation and market conditions.Best of luck with your investment!
